Vacation Rental Hurricane Plan
Vacation rentals in hurricane zones need a plan that works for both the host and the guest. The worst time to figure out cancellations, refunds, and evacuation is when a storm is three days out and the guest is already on the way.
If you list on Airbnb, Vrbo, or a similar platform, read the platform's extenuating circumstances policy. Most allow free cancellation for a documented hurricane watch or warning, but the details matter. Put your own policy in writing in the listing so there are no surprises.
For hosts
- Install storm shutters or have plywood cut and labeled for every window before June 1.
- Photograph the property before and after each storm for insurance.
- Turn off water, gas, and electricity if you secure the property and leave.
- Move outdoor furniture, grills, and anything that can become a projectile indoors.
- Communicate the evacuation status to guests immediately when a watch or warning is issued for your area.
For guests
- Buy travel insurance that covers hurricanes, and read the fine print. Some policies only pay if the storm is named after you book.
- If a watch or warning is issued for your destination, follow evacuation orders. Do not stay in a rental to ride out a storm.
- Know your evacuation route before you arrive. Barrier islands have limited bridges out.
